A Look Back on our 2008 hero's: Hollern, Smith, Denton and Osama.

Wow.

I can't believe this crazy-ass blog has survived over 2 years! My first post was Dec 17, 2006:

And to explictly state what this blog is about: Bend Oregon Real Estate, whether it is or has been in a bubble or not, whether this bubble is/has burst, implications for residents, businesses and others, and just about any topic relevant to the Bend Oregon economy and the surrounding region, and housing in general. With unmoderated discussion, I suppose anything goes though. Hopefully, people will realize the value of staying on topic, and will minimize personal "flame-wars".

I was so much younger then. And naive. In fact here is a picture of me eating breakfast right after that first post:

That's when I knew I had found my true calling: Inflicting pain on strangers via real estate blogging. Judging from the number of gouged out eyes I've seen in Bend, I would have to say: Mission Accomplished:

So there were humble beginnings. And most of the initial postings & comments were of a "defensive" nature: Even the idea that Bend was in a Bubble was widely derided as Insane. And there were some people who even denied (Bubble deniers) that a nationwide Bubble existed. Remember that?

Cuz, if you really remember that time, and contrast it with today, and what has transpired since, it just seems unbelievable. Bend was still caught in just an endless euphoria about the future. Bend is Immune was the mantra.

  • deep, now closed, hadn't even opened way back then.
  • Sally Heatherton had not yet been "born".
  • Forum Meadows owner turned down ALL auction "offers" for his sacred Bend homes, before going broke.
  • Brooks resources blew out their River Wild condos at Mt Bach Village.
  • Yarrow & Ironhorse hadn't begun sales.
  • The collapse of the home builders stock prices was as bad as anyone thought it'd get.
  • No Bend developers had committed suicide.
  • At the time Columbia Aircraft was alive & well.
  • No layoffs at Brightwood.
  • Seaswirl still alive.
  • No firings at City Hall.
  • Fannie & Freddie in the in the $70's.
  • The DJIA had yet to hit 14,000, and fall to the 7,000's.
  • CACB hit $32 in the last week on 2006. Now $6 and change.
  • The Shire was still the proud brainchild of The Hatchery.
  • Becky Breeze still owned The Plaza.
  • Residential sales in Bend were in the hundreds per month.
  • Medians hit $396,250 in May 2007.
  • BendBB had not yet stricken any of my comments.
  • Buster had not called any of us Stincking Smelly Cunts.
  • I had not yet uttered, "It will get worse than you can possibly imagine."
  • People actually Raised their asking prices back then. Really!
  • That Olive & Nut store had yet to open & close.
  • I had not yet voted Dunc for Mayor.
  • We barely knew what SubPrime is, and no one knew what Alt-A was.
  • Citicorp was still the largest financial org the World had ever seen.
  • No bailouts of banks, automakers, or anyone else.
  • Lehamn was still alive & kicking. Smith Barney too.
  • No Cessna layoff's locally yet. The buyout was a "huge success".
  • Unemployment was below 4% in Bend.
  • Not a one Single Family Home was below $100/sf in Bend. No a single one.
  • I had not yet lost my bet to BendBB that medians would go below $300K.
  • Renaissance Homes was still smitten with Randy Sebastians flesh-eating AIDS.
  • Holtz-Tek had not yet blackmailed our fair city out of Millions for JR "Master Plan".
  • BEM had not yet penned his "cure" for Broken Bend.
  • I had yet to post my first Picto-Plummet.
  • I had yet to introduce into our lexicon the terms "Cali-Banger", "STD's" or "Flipper Bait".
  • The Oregonian had yet to run "Death and Specualtion in Bend".
  • Pronghorn & Brasada were still above the fray, and "selling out" on Day 1.
  • Volo was still a glimmer in Bledsoe's donkey-cum-encrusted eye.
  • The WSJ had yet to expose man-birthing or clothesline propoganda to the World.
  • The ferris wheel blackmail of Broken Top had yet to occur.
  • Bend was still in the grips of Tuscan mania.
  • The Redmond water park would save us all from Central Oregons terrible seasonality with high-paying lifeguard jobs.
  • We did not yet know that NOW is "The best time to buy in 20 years".
  • Bend was still the most overvalued city in the country.
  • Baby Jeebus had not yet smited us.
  • I had not yet declared Bend the Best 3rd World City ever.
  • Trono's Mercato had it's Australian financing All Lined Up.
  • Norma DuBois had sold out Franklin Crossing for the 18th time.
  • Measure 37 made every hillbilly Oregonian farmer a land baron.
  • Tiny Ashwood OR took the prize for most ambitious housing development: 5,500 homes in a town of 120 people.
  • NAR economist David Lereah still encouraged the financial merits of home ownership.
  • Crook County had not yet approved resort properties that would saddle the area with 75 years of inventory.
  • We didn't have a fleet of busted BAT buses.
  • The city hadn't lost multi-million dollar lawsuits regarding water systems and whatnot.
  • The August 2006 inventory top was still "temporary".
  • We still hadn't been shown how to get rich losing millions by Don Bauhofer (aka Bauhumper).
  • The Incredible Hulce continued to pander to RE developers in her completely discredited rag.
  • We were yet to be introduced to the merits of Capstone Turbine Buttplugs.
  • We were yet to receive a lesson in thermodynamics by a dude who dragged a tire behind his car to power his car, a guy who turned water into gas, and a company that turned trash into fuel.
  • I had yet to recommend Rent & Invest The Difference as The Only Investment Plan you could be sure of in a place like Bend.
  • There were many, Many businesses, largely invisible, that were still open, that have vanished in the meantime. Most mortgage brokers are in this category.
  • Re/Max was still open. So was Sunriver Realty.
  • COBA, COVA & the rest hadn't BOUGHT our City Councilors election for pennies on the dollar.
  • My prediction of a collapse in California RE was still widely ridiculed: "California is Immune."
  • 1031, Merenda, deep and other accessories of wealth for Bend's elite still held their glistening facade.
  • NOD's were not measured in the THOUSANDS here.
  • We had yet to have our first 1,000+ comment week.
  • The City was not perilously close to bankruptcy.
  • Black dudes were known for beatin' they wives, smokin the cracker, fuckin, and shootin whitey, not being President.

And there is probably more. Much more. The point?

It's been a hell of an eventful couple of years. Most of the real crazy shit has happened in the last 6 months. I mean The Giants of The Financial Universe have been hobbled.
Cathy Bates administer Good Olde Fashioned Hobbling. Feels so good.

I guess my main point is this: Having seen how far we've come, how people like Jody Denton's business eyes were too big for their stomach, you might want to exercise some restraint. Because this thing is, AT MOST, about half over.

We have gone from $396K medians to $239K, that's down 40% from top to bottom. Another 40% down is Very, Very Easily possible, which would take us down to $143K.

Folks, when we hit medians in the $140's, and it will happen, Bend is not going to be a place that about 70-75% of the population even recognizes. The old codgers will, but it will be the 4 Bees that rule the roost: Butter, Beans, Bullets, and Bullion.

This place will be like a hyper-magnified version of much of the US. We aren't going to sink back into the Stone Age, like some have posted here (IMO), but we will NEVER return to the hyper-consumption-fueled prosperity of the past 3 decades. That time is over.

But you'd do well to read into Denton's comments about What He Is Doing Now.

He's Leaving Bend, and He's Leaving Oregon.

“I had a very long and prosperous career before I came to Bend,” he said, “and I’ll do what’s best for me and my family. It will definitely be outside of the state of Oregon.”

He's telling us something.

When all is said and done, Bend, In The Best Of Times, left this very talented & decent person, completely broken. Broken financially yes, but worse, just broken from the experience.

“Getting to this point has been stressful and difficult,” the chef said. “For my wife and myself, there was a sense of relief once the decision was made.”

Once you make the decision, once you realize that you can stop fighting the impossible battle, there is a Huge Sense Of Relief. Denton is a talented guy, a guy with resources, a guy with a plan & the ability to execute: And this place broke him.

And I have to give him credit for one of The Best Lines Ever from a Bend Businessman quoted in The Bulletin:

“But the question became: How wise is it to keep feeding this thing when all it does is eat?”

I will leave it at that.
I hope no one notice I stuffed that motherfucking BendBubble2 blog in my humungous smelly twat! The coast looks clear! I gonna make a run for it! Happy New Year you fuckers! I hope you suffocate & die in my smelly cunt!

But....I will make one observation. Once again the Bulletin has left off the all important word "YET". We may not be as bad as those two previous downturns, but it ain't played out YET.

This one is not even close to played out. A lot of people might start the New Year all optimistic and happy, and thinking that the worst is behind us.

It is not. Believe me. We will almost certainly see DEPRESSION-ERA UNEMPLOYMENT in Bend before 2010 is out. That's 15-20%. It will be horrendous.

Don't jump on the train (Shoot, I didn't mention the closing of the Crooked River Dinner Train) that we're out of the woods. We're not even close to out of the woods.

And when we do bottom, there should be NO RUSH to buy. The speculative days of the housing market are gone, never to return. We need to see 2-3 years of NORMAL appreciation, 2-4%/yr, before an All Clear can be sounded.

This thing is NOT DONE.

People who are SURE in their minds that something is Going To Work, are going to do it.

I mean, you could present them with a video of the future, and they still will not believe it.

I could have showed Denton a video of Merenda & deep being unceremoniously shutdown, and he'd have started both anyway. People get smarter, but people never LEARN.

I would predict that Denton is going to the next Bubble City he can find, if he can find one. And he'll make the exact same mistakes again. ALl my NASDAQ-buted buddies from 2001 were the same ones calling me in 2006 about how they were going to clean up in RE.

I just find that amazing. Same blind spots, to the same perils. Over and over again.

Christ, this blog has been up & running for 2 years, making what I think has been a solid logic case for a Bust, and I'll bet people of the Bubble Mindset paid it no mind.

I know there are some people who avoided disaster, and said so. But the vast majority doubled down, even as Rome burned.

My New Year's Resolution is to teach Realtors about their business.

So let's get started.

Your calculator is called the HP12C Financial Calculator. It's more expensive and slower than newer financial calculators, but you bought it because that's what everyone else has. You may even have one of the higher-priced special editions, or an engraved one! If so, way to go!

Take it out of its case and make sure it is oriented correctly. You should be looking at the front of the calculator, which has keys on it, not at the empty back of the calculator.

The "ON" button should be at the bottom left of the calculator. If you see a "NO" button at the upper right, rotate it 180 degrees. (Be careful not to rotate it around the wrong axis, or you'll be looking at the back of the calculator again!)

Press the ON button.

The button we'll learn how to use today is the delta percentage button. It looks like a triangle followed by "%". Perhaps you played the triangle in the school band.

Using the number keys on the right, enter the starting value of a house. For example, 699900. Note: You don't enter any dollar signs or commas.

Now, press ENTER. Then, press the ending value of the same house. It might be something like 329000.

Now press that delta percentage key.

Isn't that amazing?! Your calculator can actually prevent you from making awkward mistakes when you're interviewed by a newspaper.

No more will you be caught saying foolish things like, "how could it fall another 50%? It would be zero!"

My editors asked me to do our quarterly story on The Oregonian Index of stocks. It covers what's left of the public companies based in Oregon and Southwest Washington. It used to be the Oregonian 50 but it's now down to 46 because that's all there is left.

The story turned out to be mainly one about real estate. Pacific Continental Bank's stock outperformed every other company in the index. Read the story after the jump to find out how the Eugene bank did it.

Here's the rub.

1.) The new brewery runs at less than 50% of capacity, they tried to buy more market share and failed.

2.) The new pub in PDX cost $7M ($3M building aka gutted auto-garage, and $4M for improve ) cash, and is mediocre at best. It was an ego presentation in the pearl.

3.) Fish is 100% privately held guy, that ran a good restaurant that bade beer. Fish is a MAJOR PUG REPUBLICAN, which prevents him from being 'creative'. This is why he didn't capture CALI, & Colorado beer market, he can't compete against Sierra-Nevada, or New Belgium.

I think Fish is the classic over extended bubble guy. Had he stuck to basics, he could be like 'silver moon' forever.

The bene's are now over, the staff has been de-moralized. Why? The fucking burn at 1&2 above.

The PDX pearl is 100X of downtown BEND, in terms of 'fine dining' and its going down and Hard, thank Homer Williams, the Broken-Top God.

Doh! Some things you left off the list.1) No local realtors/business people had been "shocked" or found things "shocking" by any news reports. Back then it was all about what was going up. 2)The idea of the possibility of a foreclosure/short sale or price decline in the coveted NWX was a sure ass smiting as well because even as Bend was showing signs of bubble fallout, "Not NWX !" it was even more different than Bend, how could you smitees even suggest such a thing?3) Conspiracy theory mania had not yet caught like wildfire just yet (I love those rabid fuggers)

Takeovers — Has Leucadia Chairman Ian Cumming met his match in the backwoods of Oregon?

Few can match wits with corporate bottom feeder Ian Cumming when it comes to wringing money out of white elephants. The media-shy head of Leucadia National did it with insurer Colonial Penn and Sperry & Hutchinson of S&H Green Stamps fame, and now is at work on a $6 billion bailout of ailing Finova Group.

But Powdr Corp., the undervoweled outfit owned by Cumming and his sons John and David, got more than it bargained for when it bid on a remote Oregon ski resort.

For folks who usually traffic in billion-dollar companies, the 8,122-acre Mt. Bachelor resort in Oregon's Deschutes National Forest probably looked like easy pickings. The mountain lost $207,100 on $22 million in sales last ski season and attracted only 480,010 skiers, down from a recent peak of 582,000 in 1995. The dividend was suspended.

The Cummings have been lusting after Mt. Bachelor since 1996 but were initially rebuffed by the scattered families who control the stock. With a portfolio that includes Park City Mountain Resort in Utah and three California ski areas, Powdr could use Mt. Bachelor to provide more geographical diversification and boost its projected $63 million in revenues by about 30% this year.

So in December, when Mt. Bachelor looked for buyers, the Cummings offered a lowball bid of $28million, $6 million less than they had offered in 1996. In time they got the support of Mt. Bachelor's founding family. "John [Cumming] is a mountain man," swoons Beverley Healy, widow of the resort's founder.

But what they didn't count on was Randall Papé. In his day job Papé sells tractors and small airplanes from Eugene, Ore. His family is Mt. Bachelor's largest shareholder, with 23% of the 1,382 shares.

As Papé saw it, the Cummings were exploiting turmoil on the board and Mt. Bachelor's current troubles to steal the property from its local owners. "We had, in effect, done a shotgun sale, and the timing was terrible," says Papé, whose board supporters snubbed the Cummings.

Fed up, the Cummings launched their bid as a hostile takeover, offering $20,100 a share and even throwing in a sweetener of free lifetime ski passes. Papé upped the ante with his own competing offer of as much as $26,000 and brought in Intrawest, the big Canadian ski conglomerate, as his partner.

The Cummings claim they were tendered a majority of the shares in March, but it may be a Pyrrhic victory. Many ski operators make less money on skiing than they do on real estate or amenities. That could be a challenge at Mt. Bachelor, which sits in a national forest and faces more than the usual red tape if it tries to develop slopeside lodgings. As it is, the nearest overnight accommodations are about 20 miles away, in Bend or Sunriver.

And Papé isn't going away. Just as the Cummings declared victory, Papé managed to tangle them up in court with a temporary restraining order that put the deal on ice.

"Listen, you're talking to somebody who survived upper bowel cancer," says Papé. "I was diagnosed to be terminal five years ago. So this is peanuts compared to that."

Today PAPE is dead, Cummings won, and the cancer beat PAPE.

Don't forget the real estate, doofus, and I don't mean slope side lodging... They sold of the parking lot for more than 50% of their purchase price. They'll spin the rest off in a few years for $50M+ to some conglomerate ski chain owner after raping and pillaging a bit more.

The city of BEND will create JR2, and Ray & Jeff will get $2.5M to plan the new MT-B.

Nobody can develop in Bend like city, and hell we know they need MT-B to sell condo's.

Forest Service under OREO will sell Mt-B to Bend for $1. Knife-River will get the biggest job in history, and MOSS will become the Bank of Mt-B.

The best of times.

The Cali's will be long gone, back to D&D; JC's, and Silver-Moon will replace Deschutes.

Tourists will not spend a second in the New 'old bend'.

What happen's now is all those who paid for the winter-vacation, are going to be stuck eating crap at the lame, ... all of COVA's PR&MARKETING about what a great night life, and how much there is to do in BEND. The reviews will be....

What do you find most appealing? Plywood? Particle-board? Composite? Melamine? I prefer pastel on the plywood.

Do all you KUNTS know that tie-dye is coming back?? With enough plywood BEND could be marketed as a post-bubble ghost town. Giant fucking places like Merenda could be haunted, as they sit for years with rats, deer mice, and vermin running wild.

I thought the Merenda was misguided from the beginning. In case you think I'm just always that way, I thought McMenimens and Deshutes Brewery knew what they were doing. I thought restaurants like Staccato were the right size.

But Merenda?

They made the classic Bend mistake of coming to town, looking around, and thinking we're bigger than we are.

The history of "high end" was not all that great up until 5 years ago. It seemed to me that we saw one fancy store after another come and go.

That all changed with the boom.

But which history do we trust? I trust that we revert back to mean, that any store has to survive when things aren't booming not just when they are.

I could rent a big two story building and fill it with books and toys and comics and so on. I could probably even borrow enough to pull it off.

But I don't do it, because my business is appropriately sized for the level of business I'm likely to do in my niche and with the population base.

Sure, I could probably rent a space twice my size and increase business just about enough to pay the rent, and work harder and pay more employees and most of all, lose the location I've been in for 29 years.

Hey, I still have long time residents who don't know I'm here. Moving would only exacerbate the problem.

Anyway, the Merenda was just too big and the infrastructure was just too expensive. Sorry.

We have most of the big chainstores, but only because we have barely tipped into the 'Metro' status. Which has the tendency of making us look like towns twice our size (who haven't yet tipped into the second 'Metro' level).

We have a lot of ambitious people move here.

Even the population size misleading, because so many other towns have similar sizes and can handle big malls and such.

But that isn't understanding the isolation. The lack of an interstate. An airport in the next town over. No real four year college. No real large industry.

Sure the orginal Deschutes is fine for BEND, in the date (1988) they had no competition, and they're still the destination when the skiing is done at the end of the day.

McMennamins is a real-estate company, every location is bought 25% is for MTG, 25% is for payroll, 25% is for taxes, and 25% is for supplies; if any of those factors are out of 'wack' then MANAGEMENT is fired, and supplies is modified, believe it or not they have no problem with MTG, or Taxes. The problem is Payroll, e.g. people collecting money and not working, but their real problem is people giving away food & booze to friends, so they watch 'supplies' like a hawk, and when it goes over 25% they hire new management.

It's a great formula places all over the PNW, and they now have several BILLION dollars in real-estate. They're NOT a beer company, the beer is just to pay the MTG.

Hell yes, McMennamins is a great concept. To this day the brothers still drink BUD.

McMennamins spreads, hell they could do Elgin or Baker City and make it work, and they made it work in BEND, cuz they have a fucking formula.

The problem with everybody in BEND is they don't have a formula or a plan.

The trouble is, and I'll say it again, the trouble is next year, the buzzards will arrive and start buying all the good stuff.

Even in the 'day' the issue in BEND (near downtown) was never a bargain, the issue was getting a nice well built house on a big lot, with old trees and off-street parking on preferrably a double-lot. I call that the good stuff, you have always been able to find mill houses on 3,000 sq-ft lots that have no insulation.

Money isn't the issue, the issue is finding a sweet house.

By 2006 or 2008, it will be back up above 4X income, no fucking problem.

In all honesty we'll soon be at $160k, and avg income is falling, but we fucking know that with inflation coming these fucking houses will not be cheap for long.

On the other hand the STD's, ... out +1Mi from core, that shit will go to the sewer, but that will become 'affordable zone', aka little bend mexico.

The problem with Porkchop's reasoning is.. he assumes everyone has the same view of the future as him. Yes, he wants to live in a small house close in. I want to live in a 1500 sq ft house close in that I can walk to things from. BUT THIS IS BEND... People want 2500-3000 sq foot with granite counter tops. You have to remember that those STD crap-shacks aren't going to start falling apart for another 8 years. To the average consumer it looks like a much better choice to buy the huge one instead of the shack. Most people don't understand the quality of life that comes from not having to drive. Most people have never lived that way and can't even understand the concept. I hear "what? you are thinking of getting rid of a car?" when I tell them our plans. My thinking is we have yet to see the tsunami of REO. This spring should provide a clue. There are simply too many housing units, even around the westside.

Along with the fact that things take a lot longer to go up than go down, we should have a pretty good window ahead of us.

Now finding something reasonably sized and well built on the west side close-in, that is the issue. We want something in the 1000-1500 sq ft zone, probably on the smaller side. The old mill shacks, even if renovated, are still drafty old things with a single gas stove in the living room. And anything built in the last 10 to 15 years is oversize.

But I feel absolutely know need to rush into it. Better to keep stacking up the savings for now, well keeping an eye on the inflation pressure.

But most of the whining takes the form of claims that the Bush administration’s failure was simply a matter of bad luck — either the bad luck of President Bush himself, who just happened to have disasters happen on his watch, or the bad luck of the G.O.P., which just happened to send the wrong man to the White House.

The fault, however, lies not in Republicans’ stars but in themselves. Forty years ago the G.O.P. decided, in effect, to make itself the party of racial backlash. And everything that has happened in recent years, from the choice of Mr. Bush as the party’s champion, to the Bush administration’s pervasive incompetence, to the party’s shrinking base, is a consequence of that decision.

If the Bush administration became a byword for policy bungles, for government by the unqualified, well, it was just following the advice of leading conservative think tanks: after the 2000 election the Heritage Foundation specifically urged the new team to “make appointments based on loyalty first and expertise second.”

Contempt for expertise, in turn, rested on contempt for government in general. “Government is not the solution to our problem,” declared Ronald Reagan. “Government is the problem.” So why worry about governing well?

Where did this hostility to government come from? In 1981 Lee Atwater, the famed Republican political consultant, explained the evolution of the G.O.P.’s “Southern strategy,” which originally focused on opposition to the Voting Rights Act but eventually took a more coded form: “You’re getting so abstract now you’re talking about cutting taxes, and all these things you’re talking about are totally economic things and a byproduct of them is blacks get hurt worse than whites.” In other words, government is the problem because it takes your money and gives it to Those People.

Oh, and the racial element isn’t all that abstract, even now: Chip Saltsman, currently a candidate for the chairmanship of the Republican National Committee, sent committee members a CD including a song titled “Barack the Magic Negro” — and according to some reports, the controversy over his action has actually helped his chances.

So the reign of George W. Bush, the first true Southern Republican president since Reconstruction, was the culmination of a long process. And despite the claims of some on the right that Mr. Bush betrayed conservatism, the truth is that he faithfully carried out both his party’s divisive tactics — long before Sarah Palin, Mr. Bush declared that he visited his ranch to “stay in touch with real Americans” — and its governing philosophy.

That’s why the soon-to-be-gone administration’s failure is bigger than Mr. Bush himself: it represents the end of the line for a political strategy that dominated the scene for more than a generation.

The reality of this strategy’s collapse has not, I believe, fully sunk in with some observers. Thus, some commentators warning President-elect Barack Obama against bold action have held up Bill Clinton’s political failures in his first two years as a cautionary tale.

But America in 1993 was a very different country — not just a country that had yet to see what happens when conservatives control all three branches of government, but also a country in which Democratic control of Congress depended on the votes of Southern conservatives. Today, Republicans have taken away almost all those Southern votes — and lost the rest of the country. It was a grand ride for a while, but in the end the Southern strategy led the G.O.P. into a cul-de-sac.

Mr. Obama therefore has room to be bold. If Republicans try a 1993-style strategy of attacking him for promoting big government, they’ll learn two things: not only has the financial crisis discredited their economic theories, the racial subtext of anti-government rhetoric doesn’t play the way it used to.

Will the Republicans eventually stage a comeback? Yes, of course. But barring some huge missteps by Mr. Obama, that will not happen until they stop whining and look at what really went wrong. And when they do, they will discover that they need to get in touch with the real “real America,” a country that is more diverse, more tolerant, and more demanding of effective government than is dreamt of in their political philosophy.

Just went to the Loft website - and from there, to Volo and the condos for sale. Methinks a lot of people were extremely full of themselves. After all, it's the freaking middle of NOWHERE - Hwy.97 high desert, for heaven's sake. Any of those 1.5MM condos sell?
We had the same deal with the Spaghetti Factory folks pouring $4MM into Lucier, in the teeth of a recession. OK, entrepreneurs need optimism, but that was trying to force a square peg into a round hole - and Lucier was DOA (OK, it lasted six months, in a city of almost 2 MILLION people). Gotta say, that Volo website was something else - but why do I want to sit and pick my way through a big advertisement? Perhaps if all these folks had done a bit of research... and watched their costs...

The place IS full of grifters, but then so is Portland. It's just entertaining to watch some of them fall.

Cut Your Expenses

Review each line item and cut everything you humanly can. Remember that the 10 x annual income refers to expenses, too. If you can save $2,000 in costs per month, then there is another $240,000 gain in value. Remember, though, that your expenses have to be real – you cannot cook the books and claim the park has no expenses at all – a bank is going to want to see expenses within the normal industry standards range of 30% to 45% of revenue.

Build A Great Package

The sales package is often your only attempt to sell the park. If the buyer does not understand or care for the package, he’ll never call you back. Instead, you need a terrific presentation that attracts buyers and holds their interest. It should be easy to read and show current revenue and expenses, as well as nice photos and maps. Don’t try and confuse your buyer with a lot of “Proforma” jargon (what the park could be) – it is just confusing and always begs the question “if it’s so easy to do, why hasn’t the seller already done it?”

You guys keep talking about D&D as the place to booze it up,you're right, but now that the smoking ban is in effect the Westside Tavern is my new favorite watering hole,(I liked it anyway but the smoke kept me out of the place most of the time) especially for those of us that live on the westside of the river. I look forward to when Bend is somewhat of a depressed town, I almost moved to Baker City when this place was really zingin. Before long a guy will live good on $24,000 per year here. Grow some food/dope fix this, fix that, plow a little snow and your money for the year is made. The mountain bike trails are still free and won't be leaving town with the Dentons.Maybe we can start rippin up the Badlands again on our dirtbikes and ATV's too. Good riddance to the yuppified Bend. Nothing is wrong with Junction City.... if you are Burnt Woods or Alfalfa. In fact, if you are Elmira, then Junction City is almost as cool as Philomath.

But Bend was way past Junction City even in the 70's. JC was one big RV Sales lot with a Dairy Queen (not that there's anything wrong with that), and now (30 yrs later) they have upgraded with a BiMart!

Bend had visions of Aspen, not Junction City, but will have to settle for a 2nd class version of Truckee, with one tenth the skiing.

Baker City rocks... it is like the largest metro area between Pendleton and Ontario. And they have a movie theatre and some latte stands where you can buy some coffee drinks. And they now have some micro brews in their grocery store, to go with the Blitz and Bud, for those elite few with a GED (the educated folk). I think they are still a bit out there, but they are certainly not as bad as Junction City.

Maybe that is where Denton is going, Junction City.

Quest for easy money magnified Oregon real estate collapse

Olivia Bucks/The OregonianJay and Becky Mutschler of Corvallis were in a group of about 40 people who invested $6 million in Willamette Development Services. The company failed to finish any of its 11 projects, including the Lenore Estates in Eugene, a development with 27 lots and partly built houses that have sat untouched long enough to start to weather, prompting Jay Mutschler to ask, "Was it a Ponzi scheme?"

The same real estate boom and bust that delivered a devastating body blow to the U.S. economy also brought an enormous wave of failed and allegedly fraudulent investment schemes.

There are plenty of reasons besides fraud and bad faith that real estate deals failed in recent months. Falling prices and lenders' wholesale retreat from the market killed countless legitimate transactions. Unscrupulous opportunists only made matters worse.

Veteran white-collar investigators and prosecutors say they haven't seen this many similar questionable acts since the savings and loan scandal of the 1980s. Now, law enforcement and the courts are trying to clean up the mess while victims pay for their costly mistakes.

From Portland to Albany to Bend and beyond, Oregonians hoping to cash in on the boom have instead suffered major financial setbacks in real estate deals gone awry.

There was the disabled veteran and his wife in Linn County who borrowed on their credit cards to put $50,000 into a failed Willamette Valley land deal. There was the single mother in Bend whose builder/developer ran out of money, leaving her and about 40 others with uncompleted homes and thousands of dollars in debt owed to banks and unpaid subcontractors. No criminal charges have been filed in either of the schemes.

Today's wave of dubious deals is more pervasive and grass-roots in nature than the S&L debacle, which primarily involved thrift executives and their borrowers. Developers, mortgage brokers, appraisers, bankers and borrowers alike are under the microscope of state securities regulators and federal prosecutors.

"We've always had people fudging the numbers on their loan application to buy the home they wanted to live in," said Joe Boyer, supervisory special agent for the FBI in Portland. "During the boom, we had people trying to do 50 homes. It was all about the real estate appreciation."

Boyer is a key member of a mortgage fraud working group in Portland formed among local, state and federal investigators to combat real estate and mortgage fraud.

A key factor behind the boom and its frightening aftermath is the pervasive human desire to make easy money. This decade's real estate debacle started to form just months after the collapse of an earlier investment bubble.

The 2001 collapse of the dot-com Internet companies cost the economy an estimated $5 trillion. Countless starry-eyed investors came to rue the day they bet their hard-earned cash on the latest dot-com pet retailer or online grocer.

Two years later, Internet stock promoters were supplanted by another generation of boosters who said real estate was the new can't-miss opportunity. They were enabled by a lending industry that lost its bearings and started making loans to unqualified buyers and ignoring signs of rampant duplicity.

Mortgage fraud emerged as the trademark crime of the boom. Unscrupulous brokers worked through straw buyers to obtain bank loans, pocketing thousands of dollars for themselves from the loan proceeds while the "buyer" often never made a single payment.

But the ever-rising tide of escalating real estate prices hid the problem.

"The underlying premise was that real estate values would always go up," said Karin Immergut, U.S. attorney in Portland. "If they got into trouble, they could always sell it. If the bank had to repossess it, they could put it on the market and make money.

"Now, we're seeing the whole house of cards crumble."

Indeed, just like New York financier Bernard Madoff's alleged $50 billion Ponzi scheme, the real estate bubble has popped. Individual investors, some of whom went into hock to grab a piece of the real estate gold, now face foreclosure and financial ruin.

The feds were well aware of the mortgage industry issues before the house fell down.

Chris Swecker, former assistant director of the FBI in Washington, D.C., warned in the boom year 2004 of widespread fraud in the industry. Swecker, now retired, predicted bogus home loans could cause multibillion-dollar losses to financial institutions.

Swecker's prescient warnings were wrong in only aspect: He vastly underestimated the losses and the impact on the broader economy.

But the feds didn't intervene in a more forceful way in part because much of the FBI's resources were diverted to combat terrorism. Besides, rising real estate prices kept losses to a relatively low level -- at least until 2006 and 2007.

Federal sentencing guidelines are based on provable financial losses. Absent a large tangible loss, perpetrators are unlikely to get much of a sentence beyond probation, which gave prosecutors little motive to push mortgage or real estate cases.

Even the most bogus mortgage deal didn't lose much money as long as homes continued to appreciate in value -- which they did in Oregon until mid-2007.

Now, only time and the courts will determine whether the cases addressed here are bad luck, bad faith, or worse.

Big plan 'all made sense ... but it was all a lie'



Albany-based Willamette Development Services started small in 2006, but with a big idea: building homes and small commercial projects the length of the Willamette Valley.

With few resources of its own, the company used other people's money, raising $6 million from about 40 investors. In 2006, at the height of Oregon's land rush, dozens of people jumped at the opportunity. Some said they took out second mortgages on their homes or borrowed on their credit cards to come up with the $25,000 minimum investment.

The company's pedigree was modest. No history, no track record of success. It was the brainchild of Joe LaCoste, a former Oregon State University running back who left his high school teaching job in 1996 to enter the mortgage and real estate business.

He formed several companies, some of which earned the attention of state securities regulators. In one example of problems, regulators in 2006 entered a cease and desist order against one of those companies, Lunceford & LaCoste, for brokering mortgages without a license.

But with Willamette Development Services, LaCoste and the rest of his management team were convincing. Investors said they ere promised 13 percent interest annually.

"It all made sense," said Rebecca Lu, a Corvallis real estate agent who invested $200,000 herself and persuaded her elderly parents to invest $25,000. "They hired architects and engineers. But it was all a lie."

The company started 11 projects, including a residential subdivision in Santa Clara, near Eugene, and a minimart in McMinnville. It failed to complete even one.

"Our homes weren't getting built, we were spending too much money," LaCoste said. "I wasn't quite sure why all this was happening."

Investors stopped getting interest payments in November 2007.

LaCoste's partners, led by his brother-in-law, Medford mortgage broker Craig Sweet, ousted him in January 2008. The company became inactive within a few months.

LaCoste blames Sweet and others in his management team, who he said failed to perform. Sweet declined to comment.

Investors have filed two lawsuits against the company, LaCoste and other partners. They claim the company lied to investors and used their money to pay off other investors -- the classic definition of a Ponzi scheme.

Several investors told The Oregonian they had been interviewed by the FBI. LaCoste says he has not talked to anyone at the FBI, and no criminal charges have been filed. LaCoste said he's been made the fall guy for the failures of other partners and the downturn of the market.

"We were in a real tough real estate market," he said. "We were doing the wrong thing at the wrong time. So were about 10 million other developers around the country."


"They couldn't build a single home in 18 months," said Jay Mutschler of Corvallis, who lost his $50,000 investment. "WDS was so mismanaged, it's ridiculous. The question is: Was Joe just so inept that he couldn't manage it right, or was it a Ponzi scheme?"

LaCoste and his wife have formed a new consulting company, Witham Investments, which he said helps other real estate developers through financing and operational challenges. "Our company puts honesty, integrity and compassionate capitalism above all other business priorities," Witham's Web site says.

Dreamers wake up to big losses in central Oregon



Joanie Krehbiel wanted in on the real estate action.

The Bend woman, a single mother of a toddler, knew she needed another business to complement her seasonal bicycle rental operation. Central Oregon's real estate boom offered an opportunity, she figured.

In 2006, Krehbiel hooked up with Don Loyd, a longtime central Oregon developer who said he liked teaching amateurs how to prosper at the real estate game. The deal was simple: Loyd's investors would contribute $5,000 of their own money and obtain a construction loan to cover the cost of building a house. Loyd's company, Aspen Tree Homes, would serve as general contractor.

Loyd's investor could then move in to the completed house, sell it or rent it out. "Don was the ringleader, the Pied Piper," Krehbiel said. "We were supposed to make $20,000 to $40,000 per home."

So confident was Krehbiel, and so hot was the market, she signed up to do two deals with Loyd and got 11 friends and family members involved in Loyd projects.

In all, Loyd estimates, he built homes for 100 people, launching projects from Crook to Klamath counties. For some of those investors, the dreams of real estate riches failed to pan out. Loyd admits that he walked away from about 40 projects when he ran out of money.

Today, some of Loyd's investors owe thousands of dollars on bank loans but have only partly built homes or bare lots to show for it. Many have lost their good credit after missing payments. They face thousands of dollars in construction liens filed by subcontractors who weren't able to get their money from Loyd.

Four participants in Loyd's plan have sued him, his son Kevin Loyd and Aspen Tree Homes. They also sued West Coast Bank, the Lake Oswego lender that funded many of their loans. They claim West Coast gave Loyd access to the borrowers' construction loan proceeds without proper authorization from the borrowers.

A lawyer for West Coast declined to comment.

This marks the second time West Coast Bank has been caught up in a questionable homebuilding deal in central Oregon. West Coast also funded several mortgages to former employees of Desert Sun Development, another failed real estate firm that allegedly falsified employees' loan applications and accessed their loan proceeds without authorization.

Loyd says he's done nothing wrong, adding that he's a victim himself of the real estate crash. He blames his problems on West Coast Bank for not advancing him construction loan proceeds in a timely manner. He says he spent $300,000 of his own money to pay subcontractors after West Coast Bank refused to release loan proceeds.

"I am not a rip-off artist," Loyd said. "I worked in Bend for 35 years. I had a good reputation. One major burp in the economy and that reputation is gone."

One piece of Loyd's investment operation illustrates on a micro-level how the prevalence of investors hoping for a quick profit skewed the real estate market.

Twelve of Loyd's projects were in the tiny town of Chiloquin, which is between Bend and Klamath Falls and one of the poorest communities in Oregon.

In the best of times, it would have been difficult for Chiloquin to absorb the Loyd homes, which were expensive by local standards. But similar to one-time boomtowns like Las Vegas and Sacramento, the presence of so many real estate flippers looking for a hefty profit worsened the real estate bust when it finally came.

"It's the nicest subdivision in Chiloquin," said Terry Nash, a Klamath Falls Realtor who listed the Loyd homes. "We started at $289,000 and got down to $220,000. I've had one offer, a very low offer."

Federal and state investigators are looking into Aspen Tree Homes, alerted to the case by Darren Goodding, a Lake Oswego private investigator hired by one of the participants.

Krehbiel said she is trying to hang on financially. She figures she's spent $50,000, most of it from a $40,000 equity line of credit on her own home, trying to salvage her investment with Loyd, whom she wants held accountable.

"He needs to never do this to anyone again," she said. "And he needs to be punished."

Vegas deal slams even Oregon's big players

It wasn't just real estate amateurs who got burned in the crash.

A disastrous Las Vegas condo conversion launched by Portland developer Terry Bean resulted in claims of fraud and securities law violations by his investors, who read like a who's who of Portland power brokers.

In 2006 and 2007, Bean raised $7.3 million for his company, Orchid Investors LLC. Among the investors were companies and trusts affiliated with Frank Dulcich, head of Pacific Seafoods, the nation's largest seafood processor; Robert Philip, head of Schnitzer Investments, a business arm of the wealthy Schnitzer family; Gerry Bidwell, a prominent former Portland stockbroker; and Richard Akerman, a Lake Oswego businessman and member of the Lake Oswego school board.

Orchid proposed to buy a 280-unit apartment complex, renovate it, and sell the units as condos. Bean made his name with dozens of similar projects in Portland.

Though the displaced renters disliked the process, the goal was to generate fat profits for Bean and his backers. But he made the ill-fated decision to go ahead with the Orchid project just as Sin City's once red-hot market cratered into one of the worst sinkholes of mortgage defaults and foreclosures in the nation.

Orchid defaulted in February 2008 on a $27 million loan from Bank of America. That same month, two of Bean's investors in Orchid, Dulcich and Akerman, sued Bean and David Gifford, Bean's partner in the deal.

They claim that in a 2005 appraisal of the property, Bean withheld crucial information about falling home prices and rising inventories of unsold homes in the neighborhood. They also allege Bean failed to disclose that he tried to buy the same apartment complex for $19.2 million in October 2004. Less than a year later, Bean's company bought the property for more than $35 million.

"I think any reasonable investor would want to know that the property had doubled in price," said Mike Esler, a Portland attorney representing Dulcich and Akerman.

Dulcich and Akerman are seeking repayment of the $2 million and $1.1 million, respectively, they invested.

John Parsons, Bean's lawyer, said Orchid was killed by the "demise of the national real estate market."

"The irony is that most of Terry's business partners have made millions of dollars over the years," Parsons said. "This project goes bad, and all of a sudden it's about an alleged failure to disclose rather than the reality of the national economy."

Since the lawsuit was filed in February, the Orchid drama has gotten more tangled.

Bank of America sued Orchid in April, demanding immediate repayment of the $27 million. Bean had personally guaranteed more than $20 million of the debt.

The bank ultimately settled with Bean, repossessing the property and forcing him to repay about $3.5 million in cash.

Bean has filed a counterclaim against Dulcich and Akerman, accusing them of reneging on their obligation to help Bean pay off the bank. Bean sued Philip on the same grounds.

"The bottom line is, it was a partnership," Bean said. "We signed personal guarantees. I was the only one who stepped up to the plate."

Quest for easy money magnified Oregon real estate collapse

Olivia Bucks/The OregonianJay and Becky Mutschler of Corvallis were in a group of about 40 people who invested $6 million in Willamette Development Services. The company failed to finish any of its 11 projects, including the Lenore Estates in Eugene, a development with 27 lots and partly built houses that have sat untouched long enough to start to weather, prompting Jay Mutschler to ask, "Was it a Ponzi scheme?"

The same real estate boom and bust that delivered a devastating body blow to the U.S. economy also brought an enormous wave of failed and allegedly fraudulent investment schemes.

There are plenty of reasons besides fraud and bad faith that real estate deals failed in recent months. Falling prices and lenders' wholesale retreat from the market killed countless legitimate transactions. Unscrupulous opportunists only made matters worse.

Veteran white-collar investigators and prosecutors say they haven't seen this many similar questionable acts since the savings and loan scandal of the 1980s. Now, law enforcement and the courts are trying to clean up the mess while victims pay for their costly mistakes.

From Portland to Albany to Bend and beyond, Oregonians hoping to cash in on the boom have instead suffered major financial setbacks in real estate deals gone awry.

There was the disabled veteran and his wife in Linn County who borrowed on their credit cards to put $50,000 into a failed Willamette Valley land deal. There was the single mother in Bend whose builder/developer ran out of money, leaving her and about 40 others with uncompleted homes and thousands of dollars in debt owed to banks and unpaid subcontractors. No criminal charges have been filed in either of the schemes.

Today's wave of dubious deals is more pervasive and grass-roots in nature than the S&L debacle, which primarily involved thrift executives and their borrowers. Developers, mortgage brokers, appraisers, bankers and borrowers alike are under the microscope of state securities regulators and federal prosecutors.

"We've always had people fudging the numbers on their loan application to buy the home they wanted to live in," said Joe Boyer, supervisory special agent for the FBI in Portland. "During the boom, we had people trying to do 50 homes. It was all about the real estate appreciation."

Boyer is a key member of a mortgage fraud working group in Portland formed among local, state and federal investigators to combat real estate and mortgage fraud.

A key factor behind the boom and its frightening aftermath is the pervasive human desire to make easy money. This decade's real estate debacle started to form just months after the collapse of an earlier investment bubble.

The 2001 collapse of the dot-com Internet companies cost the economy an estimated $5 trillion. Countless starry-eyed investors came to rue the day they bet their hard-earned cash on the latest dot-com pet retailer or online grocer.

Two years later, Internet stock promoters were supplanted by another generation of boosters who said real estate was the new can't-miss opportunity. They were enabled by a lending industry that lost its bearings and started making loans to unqualified buyers and ignoring signs of rampant duplicity.

Mortgage fraud emerged as the trademark crime of the boom. Unscrupulous brokers worked through straw buyers to obtain bank loans, pocketing thousands of dollars for themselves from the loan proceeds while the "buyer" often never made a single payment.

But the ever-rising tide of escalating real estate prices hid the problem.

"The underlying premise was that real estate values would always go up," said Karin Immergut, U.S. attorney in Portland. "If they got into trouble, they could always sell it. If the bank had to repossess it, they could put it on the market and make money.

"Now, we're seeing the whole house of cards crumble."

Indeed, just like New York financier Bernard Madoff's alleged $50 billion Ponzi scheme, the real estate bubble has popped. Individual investors, some of whom went into hock to grab a piece of the real estate gold, now face foreclosure and financial ruin.

The feds were well aware of the mortgage industry issues before the house fell down.

Chris Swecker, former assistant director of the FBI in Washington, D.C., warned in the boom year 2004 of widespread fraud in the industry. Swecker, now retired, predicted bogus home loans could cause multibillion-dollar losses to financial institutions.

Swecker's prescient warnings were wrong in only aspect: He vastly underestimated the losses and the impact on the broader economy.

But the feds didn't intervene in a more forceful way in part because much of the FBI's resources were diverted to combat terrorism. Besides, rising real estate prices kept losses to a relatively low level -- at least until 2006 and 2007.

Federal sentencing guidelines are based on provable financial losses. Absent a large tangible loss, perpetrators are unlikely to get much of a sentence beyond probation, which gave prosecutors little motive to push mortgage or real estate cases.

Even the most bogus mortgage deal didn't lose much money as long as homes continued to appreciate in value -- which they did in Oregon until mid-2007.

Now, only time and the courts will determine whether the cases addressed here are bad luck, bad faith, or worse.

Big plan 'all made sense ... but it was all a lie'



Albany-based Willamette Development Services started small in 2006, but with a big idea: building homes and small commercial projects the length of the Willamette Valley.

With few resources of its own, the company used other people's money, raising $6 million from about 40 investors. In 2006, at the height of Oregon's land rush, dozens of people jumped at the opportunity. Some said they took out second mortgages on their homes or borrowed on their credit cards to come up with the $25,000 minimum investment.

The company's pedigree was modest. No history, no track record of success. It was the brainchild of Joe LaCoste, a former Oregon State University running back who left his high school teaching job in 1996 to enter the mortgage and real estate business.

He formed several companies, some of which earned the attention of state securities regulators. In one example of problems, regulators in 2006 entered a cease and desist order against one of those companies, Lunceford & LaCoste, for brokering mortgages without a license.

But with Willamette Development Services, LaCoste and the rest of his management team were convincing. Investors said they ere promised 13 percent interest annually.

"It all made sense," said Rebecca Lu, a Corvallis real estate agent who invested $200,000 herself and persuaded her elderly parents to invest $25,000. "They hired architects and engineers. But it was all a lie."

The company started 11 projects, including a residential subdivision in Santa Clara, near Eugene, and a minimart in McMinnville. It failed to complete even one.

"Our homes weren't getting built, we were spending too much money," LaCoste said. "I wasn't quite sure why all this was happening."

Investors stopped getting interest payments in November 2007.

LaCoste's partners, led by his brother-in-law, Medford mortgage broker Craig Sweet, ousted him in January 2008. The company became inactive within a few months.

LaCoste blames Sweet and others in his management team, who he said failed to perform. Sweet declined to comment.

Investors have filed two lawsuits against the company, LaCoste and other partners. They claim the company lied to investors and used their money to pay off other investors -- the classic definition of a Ponzi scheme.

Several investors told The Oregonian they had been interviewed by the FBI. LaCoste says he has not talked to anyone at the FBI, and no criminal charges have been filed. LaCoste said he's been made the fall guy for the failures of other partners and the downturn of the market.

"We were in a real tough real estate market," he said. "We were doing the wrong thing at the wrong time. So were about 10 million other developers around the country."


"They couldn't build a single home in 18 months," said Jay Mutschler of Corvallis, who lost his $50,000 investment. "WDS was so mismanaged, it's ridiculous. The question is: Was Joe just so inept that he couldn't manage it right, or was it a Ponzi scheme?"

LaCoste and his wife have formed a new consulting company, Witham Investments, which he said helps other real estate developers through financing and operational challenges. "Our company puts honesty, integrity and compassionate capitalism above all other business priorities," Witham's Web site says.

Butter, take a drive from here to Winnemuca through Paisley. Past Summer Lake and the huge escarpment of Abert Rim. Beautiful country in the middle of fucking nowhere. Stopping and having a cup at the Paisley General Store is a trip, too. The locals are classic. And there is even a little one-lift ski area in Warner Canyon.

The scenic route to Salt Lake. Nice drive when you have the time.

Not yet. That number just means the upper end has gone completely frozen. Who is buying $600k houses? NO ONE!

Prices won't really come down hard until the banks cry uncle. And that will take some time, because they can't just unload all that stuff at what it would take to unload it without going broke.

Acknowledging Jews as Human Beings lowered the "tone of discourse" in Nazi Germany.

My own views about what is "right", "appropriate", "crude", or "ignorant" will not determine the right of people to either write or read that sort of thing, however you might define it.
